Why is it so important to consult a real estate attorney when doing your estate planning with a trust or estate planning attorney?  Simply put it is because sometimes the goals of an estate plan do not always align with ensuring clear, marketable title to your property. Estate planning attorneys may make changes to your estate that make sense from an overall "asset" perspective, but that goal can sometimes in fact create a title issue with respect to the real estate portion of your estate.
